MANAGEMENT SERVICES:

Services provided are as follows:

  • Making sure that the residential lease agreement and all proper paperwork are signed,
  • Collecting security deposits, rents and late fees,
  • Handle all tenant calls,
  • Handle all funds collected through a trust/escrow account,
  • Furnish Homeowner a monthly statement with full accountability of funds by mail with check payment or through electronic mail with directly depositing funds. Yearly Statements & 1099 Reporting
  • Maintain Homeowner updated
  • Yearly property inspections 
  • Coordinating with tenant the final move out procedure, move out walk through, and security deposit accounting  

LEASING:

  • Listing the property at comparative market rates
  • Posting signs (where permitted) and listing the property in the Multiple Listing Service which includes
  • several internet websites such as Realtor.com, Zillow, Trulia, Hot pads, etc.
  • Showing property to potential tenants
  • Taking and processing applications
  • Submitting application results to homeowner for review and final approval
  • Coordinating move in with new tenant 

RENEWALS: 

  • Pull Comparable Market Analysis to determine if market accommodates a rent increase
  • Help determine amount of increase
  • Negotiate the increase with tenant
  • Draw up and have signed all necessary paperwork for extension of lease and rent increase if applicable

REPAIRS: 

  • Handle all repair calls from tenants
  • Assign contractors for maintenance repairs
  • Obtain bids and meet with contractors for make readies in between tenants 
  • Submitting bids to homeowner for final approval 
  • Utilities and mowing while the property is vacant
  • And any other repair, maintenance, or issues 

EVICTION PROCESSING FEES:

When evictions are necessary, we take the hassle out of the process. Evictions are handled quickly and efficiently, so we can get your property back on the market producing income

  • Filing eviction and attend court hearing
  • File Writ of Possession, coordinate with contractors and meet with Constable to execute the Writ of Possession
